Direct lender · Construction and rental capital
LB1 Capital makes short-term loans for renovation, bridge and ground-up construction, and thirty-year loans on rental property. Underwritten by owners, funded by an institutional facility, closed in days.
What we finance
We develop and operate these buildings ourselves. They are the projects we underwrite best.
Ground-up construction
Up to 85% of total cost, land advanced at 60% to 70%, draws against a schedule of values, interest reserve to certificate of occupancy.
Multifamily, 2 to 20 units
Heavy rehab and cash-out on walk-ups and small apartment buildings. Five-to-ten-unit rental loans at 1.15x with no tax returns.
Fix & flip and bridge
Light and heavy renovation with inspected draws, or a no-rehab bridge to close fast and exit by sale or refinance.
How a loan moves
Origination, underwriting, closing, draws and servicing are all our own desks. Nothing is brokered out.
Contract, budget or rent roll, entity documents and a track-record sheet.
Sized and priced within one business day, conditions list attached.
Appraisal ordered on signing; title, insurance and entity review in parallel.
Clear to close when the appraisal lands. Wire at the table.
Request a draw, a third-party inspection follows, funds wire on approval. Then a thirty-year refinance.
Why borrowers stay
Our principals have developed and operated multifamily for over thirty years. We built LB1 to be the lender we always wanted across the table.
